Maharashtra Tops NRI Property Resale Market as Overseas Indians Monetise Real Estate Holdings

MMR emerges as the largest contributor, reflecting strong demand and a maturing residential resale market

Maharashtra has emerged as the leading destination for non-resident Indian (NRI) property resale listings, with the Mumbai Metropolitan Region (MMR) accounting for more than a quarter of the national resale pipeline as overseas Indians increasingly liquidate their real estate investments.

According to a recent market report, Maharashtra contributes around 26.8 per cent of all NRI-owned residential property resale listings across India, with MMR alone accounting for 27 per cent of the state’s resale inventory. Delhi-NCR follows with a 23.4 per cent share, while Kerala, Gujarat and Karnataka also feature prominently in the national resale market.

  • Industry experts attribute the trend to stable property prices, sustained buyer demand in major cities and changing financial priorities among expatriates

Many NRIs are choosing to sell homes purchased years ago to rebalance investment portfolios, fund overseas commitments or redirect capital into other asset classes. The Mumbai Metropolitan Region continues to attract buyers due to its relatively liquid housing market, enabling quicker transactions despite a moderation in overall residential sales.

The report also notes that more than half of NRI sellers intend to transfer at least part of the sale proceeds overseas, reflecting the increasingly global financial planning of Indian expatriates. At the same time, domestic demand for ready-to-move and well-located homes continues to support resale activity in key urban centres.

Analysts expect NRI participation in India’s property market to remain strong, although investment patterns are evolving. While overseas Indians continue to purchase premium homes in India, a growing number are also taking advantage of favourable market conditions to exit mature investments and realise gains.
