Indian Demand For Dubai Property Holds Firm Despite West Asia Uncertainty

Indian buyers accounted for at least one in five Dubai property purchases in the first half of 2026, with strong yields and long-term investment prospects supporting demand

Indian demand for Dubai’s residential property market has remained resilient despite geopolitical uncertainty in West Asia, with Indian nationals accounting for at least one in five property acquisitions during the first half of 2026.

The continued interest from Indian buyers has been supported by Dubai’s rental yields, established property market and appeal among high-net-worth individuals seeking overseas investments. According to Anis Sajan, vice-chairman of Danube Properties, Indians make up between 50 and 60 per cent of the developer’s customer base.

Sajan said the company had not experienced a significant impact on its operations following the recent regional unrest. Resale requests have remained broadly in line with previous trends, while cancellations and payment failures have remained limited.

Danube’s figures, however, relate specifically to its own customer base and should not be treated as representative of the wider Dubai property market. The company categorises buyers by nationality according to their passports, including Indian passport holders living in the UAE and other countries

Earlier estimates by Anarock Property Consultants showed that Indians accounted for about 23 per cent of foreign residential property purchases in Dubai in 2025. Indian buyers were estimated to have purchased properties worth between Rs 85,000 crore and Rs 95,000 crore during the year.

Dubai’s broader property market has also continued to attract substantial foreign capital. Data from the Dubai Land Department showed real estate investments of AED 173 billion in 57,744 transactions during the first quarter of 2026.

Foreign investment rose 26 per cent to AED 148.35 billion during the quarter, while the number of foreign investment transactions increased 11 per cent to 48,445. Overall real estate transactions reached 60,303, up 6 per cent from a year earlier.

The figures indicate that despite regional instability, Dubai continues to attract international investors, with Indian buyers remaining an important part of the emirate’s property market.
