Bengaluru’s Luxury Housing Market Attracts More NRI Buyers

Overseas Indians are accounting for up to 10% of sales at some developers, with North and East Bengaluru emerging as preferred locations

Non-resident Indians (NRIs) are becoming an increasingly important segment of Bengaluru’s premium and luxury housing market, with overseas buyers showing interest in properties for both investment and future use.

Developers such as Century Real Estate and Embassy Developments estimate that NRIs currently account for around 8-10% of their residential sales. Century expects the share could rise to 20-25% of its business in the 2026-27 financial year.

The trend comes amid a broader shift towards higher-priced housing in Bengaluru. High-end and luxury projects accounted for 68% of residential launches in the first quarter of 2026, compared with 53% in the previous quarter.

  • While purchases below Rs 2 crore are generally investment-led, developers are also seeing greater interest in homes priced at Rs 3-4 crore and above

North and East Bengaluru are the main areas attracting overseas buyers. Data cited by NoBroker showed North Bengaluru accounting for nearly 40% of NRI sales, followed by East Bengaluru at about 38%. Devanahalli and Hebbal are among the preferred northern locations, while Whitefield, Sarjapur, Varthur and Gunjur are prominent choices in the east. TradingView

Airport connectivity and infrastructure development are supporting demand in the north, while East Bengaluru benefits from its technology and employment hubs. The city’s rental market has also remained firm, with average rents rising 4-5% annually, according to Cushman & Wakefield data cited in the report.

Developers say about 60% of their NRI buyers purchase primarily for investment, while 40% buy for personal use. Currency movements have also improved the purchasing power of overseas Indians, making Indian property relatively more accessible in foreign-currency terms. TradingView

Bengaluru’s wider premium market is also expanding. Recent market data showed the city recorded 128 sales of homes priced at Rs 10 crore and above in FY26, although the figure includes both domestic and overseas buyers. TradingView
