Several factors are encouraging this strategy. A strong US dollar gives overseas buyers greater purchasing power when investing in Indian property. At the same time, many NRIs remain emotionally connected to their hometowns and see property ownership as a long-term link to India.

For developers, the NRI market offers an attractive source of buyers. Overseas investors often look for high-end apartments, villas and commercial properties, which carry higher profit margins.

Industry analysts say the trend reflects a broader shift in India’s real estate marketing strategy. Instead of focusing only on domestic buyers, developers are now actively engaging with the global Indian community.
