NRI demand fuels real estate growth in Thiruvananthapuram

Thiruvananthapuram Leads Kerala in Residential Property Registrations, Outpacing Ernakulam

The capital city of Kerala has emerged as the frontrunner in residential property registrations under the Kerala Real Estate Regulatory Authority (K-RERA) for 2024. A total of 2,987 residential units were registered in Thiruvananthapuram, surpassing Ernakulam, which recorded 2,864 registrations, reported imesofindia.indiatimes.com.

Real estate experts attribute the surge in demand to the city’s appeal among non-resident Indians (NRIs) and professionals from neighboring states.

 

With its blend of traditional charm and modern infrastructure, Thiruvananthapuram has become a preferred destination for expatriates seeking affordable housing, quality education, and advanced medical facilities.

 

Growth Drivers and Regional Trends

According to SN Raghuchandran Nair, president of the Trivandrum Chamber of Commerce and Industry (TCCI), several factors are fueling the real estate boom. “Thiruvananthapuram offers excellent airport connectivity, the transformative Vizhinjam Port, and minimal traffic congestion. Additionally, it is home to five foreign consulates, making it attractive to NRIs,” he said.

The city’s growing IT sector, government services, and emerging industries are also drawing professionals. This influx of new residents has made Thiruvananthapuram a hub for real estate development, eclipsing traditional leaders like Ernakulam.

Comparative Performance Across Districts

Other districts like Thrissur (1,236 units) and Kozhikode (1,195 units) also performed well but trailed the top two. Palakkad recorded 541 registrations, while Kottayam followed with 245. Districts such as Malappuram (149), Pathanamthitta-Thiruvalla (122), and Kollam (54) saw limited activity. Alappuzha (52) and Kannur (38) rounded out the list, highlighting subdued real estate interest in these regions.
