Strong Indian demand persists despite regional tensions, underlining Dubai’s appeal as a global investment destination
Indian investors continue to show confidence in Dubai’s property market, even as geopolitical tensions in West Asia have created uncertainty across the region.
Recent market data indicates that Indian buyers remain among the most important international participants in Dubai’s residential property sector. According to an Anarock report, Indians accounted for 22 per cent of overseas buyers in Dubai’s residential market in 2025, ahead of British and Chinese investors.
That confidence has remained evident in 2026. Residential transactions in Dubai reached Dh225.7 billion in the first half of the year, with buyer sentiment recovering quickly after a temporary slowdown linked to regional tensions. Property prices also continued to rise, suggesting that demand has remained relatively resilient despite wider uncertainty.
Indian nationals were estimated to account for about 20.6 per cent of Dubai’s international property purchasing activity during the early months of 2026, according to data cited by Harbor Real Estate and DXBinteract.

The trend extends beyond residential property. Dubai’s commercial real estate market also recorded strong growth in the first half of 2026, with transaction values reaching Dh65.23 billion, according to ANAROCK Middle East. The office sector was a major driver, while investors increasingly favoured income-generating assets.
For Indian investors, the latest figures suggest that geopolitical uncertainty has not fundamentally altered Dubai’s appeal. Instead, demand appears to be increasingly focused on established assets and investments offering long-term income and stability.
