Indian buyers retain the largest share of Dubai’s residential market despite regional geopolitical uncertainties
Indian and British investors continued to dominate Dubai’s residential property market in the first half of 2026, helping transactions reach AED 225.7 billion (around ₹5.91 lakh crore), according to a new report by property consultancy Anarock. The strong performance came despite geopolitical tensions in West Asia that weighed on investor sentiment earlier in the year.
The report said Indian nationals remained the largest group of overseas homebuyers, accounting for 22 per cent of all residential purchases. British buyers followed with a 17 per cent share, while Chinese investors ranked third at 14 per cent. Buyers from more than 150 countries invested in Dubai’s residential market during 2025, underlining the emirate’s continued appeal as an international property destination.
Although transaction values remained robust, the market experienced moderation in activity during the first six months of 2026. Residential sales declined by 16 per cent year-on-year, reflecting the impact of regional uncertainty, while average property prices increased by around 6 per cent to AED 1,900 per square foot. Analysts said the market remained resilient, supported by sustained demand from international investors and Dubai’s reputation as a stable investment hub.
According to Anarock, Dubai has historically recovered quickly from global and regional disruptions, with investor confidence returning as geopolitical concerns eased. The consultancy noted that buyers are becoming increasingly selective, focusing on long-term value, quality developments and established locations rather than speculative investments.
Industry experts expect overseas demand, particularly from Indian and British investors, to remain a key driver of Dubai’s property market in the coming months. Strong infrastructure, favourable tax policies and the emirate’s status as a global business and lifestyle destination continue to attract international buyers seeking residential and investment opportunities.
